Best AI for property management for small landlords (2026)

For a small landlord or property manager, the best AI is one that finishes the work, not one that only takes messages. Winston Ops is our pick because it answers calls, works late rent, sends repairs to your own vendors, books showings and lets tenants pay rent online, alongside the software you already use, at $3 per unit with a $200 minimum. Below is how six options compare, and what their AI actually costs.

We make Winston Ops, so weigh this list with that in mind. Every competitor detail below comes from that company’s own website.

What should a small landlord look for in property management AI?

Look for four things: a price you can see before a sales call, a minimum your portfolio can carry, AI that is actually included in the price you are quoted, and a fit with the software you already have. Small landlords say most software “was built for PM companies managing 500 doors.” Pick a tool built for your size.

  • Real price. Is the AI in the price, or sold on top of the software?
  • Minimum. Can a 20-unit landlord afford it?
  • Follow-through. Does it close the repair and log the late rent reminder, or only pass along a message?
  • Fit. Does it work with your current software, or ask you to move your whole business onto it?

Winston Ops

Winston Ops is the AI front office for property management. It is best for landlords and managers who want the daily work done without switching software. Calls, late rent follow-up, repairs, showings and applications are all in the $3 per unit price.

  • Every call answered day or night, in English and Spanish as standard, with ten more languages available. Every call is logged.
  • Late rent follow-up by call or text for tenants who have agreed to it, and by email for those who have not. Every reminder is logged.
  • Repairs go to your own vendors, and the work order stays open until the vendor reports it done.
  • Prospects are matched to your real vacancies, sent your application and booked for showings.
  • Tenants can also pay rent on Winston. Money goes straight to your own account. We never touch it.
  • Works alongside AppFolio, Buildium, DoorLoop or any other software, or on its own.
  • Price: $3 per unit per month, $200 minimum. No long-term contract. Free setup. We do it for you. No software to install, and you keep your phone number.

AppFolio

AppFolio is full property management and accounting software that you run your whole business on. Its published plans are Core from $1.49 per unit per month, with a 50-unit minimum and a minimum spend, Plus from $3.20 and Max from $5.00. Those plans list a Realm-X chat assistant and messaging, plus accounting AI on Plus and Max. AppFolio’s AI agents for leasing calls, showings and maintenance (its Realm-X Performers) do not appear in any published plan price, and AppFolio’s announcements of them do not mention late rent follow-up. If you already use AppFolio, Winston works alongside it.

DoorLoop

DoorLoop is property management software. Its Connect plan, from $4.00 per unit per month with a $299 minimum, lists a Receptionist Agent for tenant calls, texts and portal messages. DoorLoop’s own feature table also lists its AI as an add-on, so ask DoorLoop what the AI adds to your bill before you sign. Its entry plan, DoorLoop One, does not include the Receptionist Agent.

Buildium

Buildium is property management and accounting software for small and mid-size managers. Its plans include a basic AI assistant, and its Lumina AI Workforce is priced separately from the plans.

EliseAI

EliseAI is an AI platform for housing operators, with LeasingAI for prospects and tours, ResidentAI for move-ins, maintenance, renewals and delinquency, and VoiceAI that answers calls around the clock in 33 languages. Its customer stories feature large operators such as WinnCompanies and Landmark Properties. EliseAI does not publish prices; you book a demo for a custom quote. Smaller portfolios can see our EliseAI alternative page.

Smith.ai

Smith.ai answers calls with AI, backed by live human agents, for many kinds of businesses. Its AI plan is free for 25 calls a month and $3 per call after that; Pro is $150 a month for 75 calls. It answers calls and takes messages; it is not built around property management work like late rent follow-up and work orders.

Which AI should a small landlord pick?

If you want the front office worked, with the AI in one per-unit price and no software switch, pick Winston Ops. If you are ready to run everything on one platform and have 50 or more units, look at AppFolio, and ask what its AI agents add to the bill. If you run a very large portfolio, EliseAI is built for you. If you only need calls answered, Smith.ai fits.
