What happens to a call at 11 PM
A tenant calls: water is coming through her kitchen ceiling.
- Winston answers on the first ring, in the caller's language. English and Spanish are standard, ten more are available.
- It asks whether the water is still running. It is, so it treats the call as an emergency.
- It takes the address, the unit, her name and a number to reach her tonight.
- It does not guess how long the plumber will take. It tells her the issue is at the top of the list and to call back if it gets worse.
Within seconds of hanging up:
- Your maintenance supervisor gets an email flagged as an emergency, with the address, unit, tenant name, callback number and what she said. If nobody is set for emergencies, it goes to the backup.
- If your plumber handles this kind of call, he gets the same details, and Winston can call him during the hours you set. No login, no calling the office first.
- The call is written to her tenant record with the date, length, her report and its category. If her file had no phone number, the one she gave is saved.
